Our project, Villa M&M is a 52 room condominium project consisting of two 3-storey Mediterranean inspired structure built alongside the beautiful fairways of the only golf course in Boracay, the Fairways & Bluewater. It is inside the 127 hectares gated property called Newcoast Boracay where the Graham Marsh designed 18-hole, all weather, championship golf course is the developer’s flagship project. Our villas’ design and height restriction easily blend and complement the surrounding landscape and forest. All the units are fully furnished and provide a breathtaking view of the front nine of the golf course with its bountiful lagoons, waterfalls, rolling terrain and sprawling greens. Landscaping and master plan was designed by Belt Collins of Hawaii while the rock formation and water features was designed and created by Living Waters, USA. In this hugely popular island resort and tourist destination, hotel and tourist related businesses are highly lucrative. In addition, the hotel operator will take care of the insurance, real estate tax, payment of utilities, salaries of employees, maintenance and refurbishment, giving you a hassle free and worry free ownership. The leaseback agreement also ensures that you are given 30 days free use annually of an equivalent unit including one week of super peak season (New year, Christmas or Holy week). The contract is valid for 15 years and thereafter, the buyer has the option of renewing the contract with the hotel operator or taking over his unit. Other amenities includes a golf clubhouse (Pirate’s Den), family clubhouse (Look Out Point), beach front infinity pool and wedding venue area, Hotel facilities (Mulligan Golf Hotel, Balaihara Resort and Villatel, Villa Ysabel, Villa Sofia and The Lodgings), conference rooms, game room, pool and deck lounge, cabanas, floating spas, horseback riding, butterfly farm, luxury villas (time share), forest reserve, private dock and jetty port that could accommodate even heavy equipments, welcome center in Caticlan, and water sports amenities. The Welcome Center in Caticlan, just a stone throw away from the airport, has coffee shop, souvenir shops, hotel-like lobby and front desk, VIP lounge, restroom, landscaped garden, ample parking and a private jetty port that serve as our point of entry to Boracay. Presently, 10 of the most expensive hotels in Boracay are paying Newcoast for the use of the Welcome Center for their guest. Non-owners and non-members have to use the hot and congested public jetty port for their sea transfer. Colorful shuttles service guest inside the property and outside including the Boracay Terraces which is our piece of beach front at the famous 4 km long white sand beach in Station 1. A themed town center with select boutiques, shops and restaurant to cater to the upscale crowd and a marina are some of the future developments the company is contemplating. Other upcoming developments are a 500 room Palmerston Beach Front Hotel, Palmerston private residences, and a 150 room beach front hotel in Paradise Cove. Unlike the other parts of the island, all developments inside our property are carefully monitored by our company and follows strictly a master plan designed by Belt Collins and approved by the Department of Tourism and Department of Environment and Natural Resources.
