Palm Breeze
Palm Breeze Villa is a luxurious six bedroom villa sitting on a slightly elevated position at the north end of Bulabog Beach, offering privacy and truly magnificent sea views over the top kiteboarding and windsurfing beach in Asia. It was featured as the most luxurious residence in Boracay on QTV11´s Lifestyle program in June 2007 and was the main 6-page feature in the April 2008 issue of “Real Living” magazine.
Before buying this piece of land the owner had been to Boracay many times on holiday - over 20 times in fact! She searched all over Boracay and chose to buy this particular plot of land because of its unique position: The beach itself cannot be owned in Boracay, so she did not want to purchase land on the beach front and have strangers walking around or picnicing outside the front of the house. However, she still wanted to be on the absolute sea-front so no-one could build in front of it or block the view!
The property is about 14m above sea level and on the end of the curve of the bay offering an elevated position and the best possible view over both the beach and sea. The villa is positioned to face the beach. There is a little stone path leading down to the beach which is less than a minute’s walk away. There is also road access behind the villa, and a covered garage.
The breeze is gentler here than in the middle of the beach because of the direction of the wind and the fact that it is sheltered by the curve of the bay and several beautiful old trees. This is the quieter side of Boracay Island, so the villa is suitable for those looking for more privacy and tranquility away from the bars and restaurants of White Beach. You can enjoy the moonrise out of the ocean, the incredible stars which are visible as there are fewer lights here, and the fireflies which hover around the trees. In the villa you wake to the sound of waves, and the windows and terraces offer a prime view of the kiteboarders and windsurfers.
The villa is designed in a modern tropical style with saffron coloured walls and “cogon” (native grass) roofing. The inside has a spacious open-plan style, with floor-to-ceiling sliding glass doors and shady overhangs. Large terraces merge the boundaries between interior and the exterior and lead the eye to the sea beyond.
The villa is on three levels, set into the natural slope of the land so that all rooms except the bathrooms have sweeping sea-views. The master bathroom and large walk-in closet both look out onto a tropical privacy garden leaving one with the feeling of bathing and dressing outdoors yet with total privacy and protection from the elements. Leading off the spacious kitchen and breakfast nook (fitted out in custom-built solid mahogony cabinets and black-galaxy marble counter-tops) is a large walk-in pantry. There is an office with built-in solid wood desk curving around three of the walls and having great sea-views. The Master bathroom is laid with imported solid slate on the walls and floors. It has a sunken bath, large separate shower with oversized shower head, and a separate toilet room with stained glass window. The house, including terraces is approximately 1000 sq m. sitting on 650 sq m of land. The internal area is about 450 sq m.
Palm Breeze Villa features a fresh water swimming pool with a waterfall flowing into it and a solid marble swim-up bar. There is a large sitting out area with built in barbecue and a pavilion to relax in. A six-person hot tub is positioned on the edge of the terrace outside the master bedroom, and looks out over the beach and sea.
The house and land are both owned by a company so the transfer of the property is simply a matter or transferring the company ownership. All the house and land papers are complete and in order. Previously priced at US$1.8M, the price has been reduced to US$1.5M.
Apart from the master suite, there are five other bedrooms for guests or family members, each with ensuite bathrooms and private entrances, so the design lends itself to be used as personal residence or a small resort. The villa has four kitchens (plus a small kitchenette in the staff house). There is a staff house with its own private entrance so staff do not disturb guests.
